What a proper sealcoat actually involves

Most of the value is in the prep. Sealer rolled over a dirty or cracked driveway looks good for about a month, then peels. Here's what we do instead.

1. Clean the surface

Edges trimmed back, the whole surface blown and scrubbed, oil spots treated. Sealer bonds to asphalt, not to dirt — skip this and the whole job fails early.

2. Fill the cracks first

Any crack wider than a pencil gets filled before sealer goes down. Left open, water gets underneath, freezes over winter and lifts the asphalt apart from below. This is the single biggest cause of driveway failure in the GTA.

3. Cut in the edges by hand

Garage aprons, walkway joins and borders are done by hand so you get a clean line rather than sealer sprayed over your concrete.

4. Apply the sealer

Applied evenly across the surface. On badly weathered driveways a second coat is worth it — we'll tell you honestly if yours needs one.

5. Tell you how long to stay off it

Usually 24 hours before you walk on it and 48 before you park on it, depending on heat and humidity. We'll give you the real number for the day we're there.

Weather matters. Sealer can't be applied in rain or below about 10°C, and it needs a dry day to cure. Booked dates are targets — if weather moves yours, we'll tell you early and reschedule at no cost.

Crack filling is part of the job

You don't need to book it separately or decide whether you need it. If your driveway has cracks, we fill them before the sealer goes down — because that's the only order that works.

Sealer is a coating, not a filler. Rolled straight over an open crack it bridges the gap, splits within a season, and lets water back underneath. Filled first, the surface is sound and the seal actually holds.

We use hot-applied melted rubber — the same road-grade material used to fill cracks on highways — rather than the cold pourable filler that shrinks back out by spring. It stays flexible through freeze-thaw instead of splitting open again.

Common questions

How often should I seal my driveway?
Every 2–3 years for most GTA driveways. More often than that is money wasted; much less and you start losing the surface. If yours still looks black and water beads on it, you can usually wait another season — and we'll say so.
When is the season for this?
Roughly May through October in southern Ontario. Sealer needs warm, dry conditions to cure properly — applied too cold or too wet, it never hardens correctly and you'll be redoing it next year. We won't book work we can't do properly.
How long do I need to stay off it?
Usually 24 hours for foot traffic and 48 hours before parking on it. Hot dry days are quicker, humid days slower. We'll give you the actual number before we leave.
Can you seal a driveway that's already cracked?
Yes — we fill the cracks first, which is the right order. What we won't do is seal over serious structural failure just to make it look black for a few months. If your driveway needs repair rather than sealing, we'll tell you.
Do you do commercial parking lots?
Yes — sealing, crack filling and line painting. Commercial work is always quoted on site after measuring.
